Step 1: Consultation and Site Survey

3A Design will create a Client Information Form. This form, developed through consultation with our architects and based on the homeowner’s usage requirements, will finalize a comprehensive information sheet detailing:
Site Survey: After the consultation and understanding the requirements, 3A Design’s architects will verify the information and directly survey the construction site.
Construction Purpose: (e.g., residential, combined residential and workspace, etc.)
Main Functions within the House: (e.g., living room, kitchen, number of bedrooms)
Prevailing Design Style: (e.g., Modern, Minimalist, Neoclassical, etc.)
Construction Budget: Based on the client’s financial requirements, we will prepare a cost breakdown for various categories such as construction, finishing, and interior design, providing the homeowner with a preliminary financial picture for the home investment.
Feng Shui Consultation: 3A Design’s Feng Shui expert will utilize a compass (la kinh) to survey the land’s position and use the homeowner’s information to provide appropriate Feng Shui consultation for the family.

Detailed Perspective Design: Once the massing diagram is finalized, the next step is the detailed perspective design for the project, covering aspects such as: materials to be used, dominant color schemes, structural details, and aesthetic architectural details.
Lighting Design: A beautiful structure is not complete if it is only stunning under daylight. Scientific and purposeful lighting design is essential to enhance the beauty of the structure during the remaining 12 hours of the day.
Step 4: Interior Concept Design

This is the initial step of the interior design phase. The objective of this design step is to align the design intent of the architect with the client’s vision.
Based on the usage requirements, the preferences of family members, the styles the client favors, and the color palettes proposed by the homeowner, the interior architects will consult and propose the dominant interior style, the materials to be used, and the selection of furniture and decorative lighting that complements the external architecture of the house.

The Quotation Process is divided into 4 main steps:
- Preliminary Quotation: This includes a financial outline based on the project’s square meter area, divided into three parts: structural works, finishing works, and interior furnishings. The purpose is to establish the basic price framework for the entire project.
- Detailed Structural Works Quotation: After agreeing on the financial approach with the client, a detailed quote for the structural phase is prepared, based on the project’s architectural and structural drawings. The quantity breakdown based on the design requires high accuracy, with materials priced according to market rates.
- Finishing Works Quotation: This covers both interior and exterior finishing. Interior finishing includes ceilings, floors, walls, and sanitary equipment. Exterior finishing includes facade materials, decoration, railings, handrails, entrance canopies, gates, etc.
- Interior Furnishing Quotation: This covers built-in furniture, loose furniture, and decorative elements. This quotation requires knowledge of material properties and costs as per the design, as well as experience in construction and engineering techniques to provide an accurate and reasonable price to the client.
Step 8: Material Selection

After finalizing the cost estimate, selecting the finishing materials for the project becomes an indispensable and crucial step. Finishing materials include the type and color of paint, and decorative cladding materials for both the interior and exterior, such as stone, tile, wood flooring, etc. This step affects the overall aesthetics and quality of the project and requires participation from the Quotation, Implementation, and Architectural Departments. Therefore, to ensure the project is completed successfully, the material selection process must be carried out carefully and with close coordination among the relevant departments Quotation, Implementation, and Architects to make the most suitable and optimal material choices.
Step 9: Construction

Once all factors related to the project including quantities, drawings, timeline, technical specifications, and materials have been agreed upon, the homeowner and the company will proceed to sign the construction contract. This is crucial for ensuring the accuracy and transparency of all information and requirements related to the project.
After the contract is signed, the construction work will be executed by the construction team and strictly supervised. This supervision ensures that processes and timelines are followed correctly, simultaneously guaranteeing the safety and quality of the construction project.
Quotation Structure
The 3A Design quotation structure is divided into four main parts, with clear and comprehensive detailed information:
1. Structural Works
This involves the house’s structural frame, with quantities derived from the architectural and structural design drawings. The structural works can be simply understood as the reinforced concrete structure, brick walls, stairs, etc., serving as the critical foundation for any construction project. The better, more accurate, and more robust the structural works are, the more convenient the subsequent construction phases will be, helping to save costs and time, and ensuring the project’s long-term durability.
2. Finishing Works
This refers to the interior and exterior “skin” of the project, such as: railings, handles, entrance canopies, cladding and tiling, plaster ceilings, interior and exterior paint, etc. Finishing works require high technical precision and aesthetic quality. Once this stage is completed, the house is ready for use.
3. Interior Furnishings
Based on the interior design drawings, 3A Design will take off the quantities for the entire house’s furnishings, divided into two main categories:
- Fixed Furniture: Items such as kitchen cabinets, built-in wardrobes, and all attached and fixed shelving units.
- Loose Furniture: Interior items that are separate and not attached to walls or built-in, such as dining tables, chairs, sofas, coffee tables, etc.
4. Equipment
This includes all electrical and plumbing equipment inside and outside the project, such as water pumps, hot water tanks, energy systems (e.g., solar), air conditioners, refrigerators, and kitchen appliances, along with sanitary fixtures.

Subsequently, we calculate the costs based on current market material prices to produce a detailed quotation.
